About us Absolute Planning Solutions is a newly established Town Planning Company based north of Melbourne. It offers Town Planning advice and services to Architects and Draftsman, Councils, large and small developers or anyone needing Town Planning assistance. Absolute Planning Solutions will be able to assist you with expert and timely advice with positive outcomes.
No project is too large or too small for us. Absolute Planning Solutions will assist you or steer your application at Council. Projects could range from Business signage applications, additional dwelling(s) on the lot, variation to a covenant to larger residential or commercial developments. Absolute Planning Solution will assist you in getting your interest, rights and views correctly represented at Council and to the stakeholders as required.
Absolute Planning Solutions will be able to represent you at VCAT (Tribunal). You may wish to contest Council’s decision on Refusal of a Permit, Notice of Decision to Grant a Permit, conditions placed on a permit or Failure to Gant a Permit within the prescribed time. |

What is a Town Planning Permit ? Unlike a building permit that assesses the structural integrity of a building, Town planning looks at the suitability of a development and use in an area. The nature of development and use on a site is dictated by the zone the site is located within, the overlays that affect the site and the purposes of these Zones and Overlays. Town Planning applications are lodged with Council’s Town Planning Department. Town Planning drawings, Town Planning report, Certificate of Title and associated fees are the minimum requirements at lodgement. Council will assess, advertise and make a decision on the application. Council’s decision can be contested at VCAT (Tribunal) by the applicant (or objector in certain instances).
Do I require a Town Planning permit? Depending on the Zone the subject site is in and the Overlay that affects the site, a development or use maybe exempt from Town Planning requirements, prohibited or require a Town Planning Permit.

To determine if a Planning Permit is required for your proposed use and development, you may contact your local Council Office or Absolute Planning Solutions with your Certificate of Title and Planning Certificate (or just the address of the property and Absolute Planning Solutions will take care of the rest). |
